Office Building in Maroussi

 

The Epiphany building is located at 13 Fragokklisia Street in Maroussi, a rapidly developing area with modern office buildings of high standards. The use of the building is office space for rent, with the possibility of separation per floor. The office spaces occupy an area of 5000 sq.m. and are arranged on 4 floors, where there is a ground floor with a loft, 1st, 2nd and 3rd floor. The basement has a surface area of 2,600 sq.m. and is used for parking and electromechanical installations. The building serves 480 employees.

The floor plan of the building is rectangular, with the major axis in the north-south direction. The design was based on the creation of an 8m x 8m cantilever with circular Φ80 columns of exposed concrete, which are the dominant element of the interior.

The main entrance of the building is located on the southeast side of the plot, where pedestrian and disabled access is via a ramp, starting from Fragokklisia Street and ending at the main entrance, which is highlighted by the fixed perforated paving up to the roof. This also provides sun protection to the glazing of the central staircase and adds plasticity to the facade.
